Commercial · Denver, CO
Wise Revival buys commercial and multifamily property directly in Denver — apartment buildings, rental portfolios, mixed-use, small retail and office, and industrial/flex — with tenants in place and in current condition. No listing, and no commission charged by us.
Principal buyer disclosure: When Wise Revival, LLC is the buyer, we are a real estate investment company buying property directly as a principal, for our own account. We are not real estate agents or brokers, we do not list properties for sale, and we do not represent you or act as your agent in any transaction. We set our own purchase price; that price may be less than market value, and we may resell the property or assign our contract for more than we pay you. You are free to list the property, get another offer, or get an appraisal before you decide, and before you sign any contract you may consult your own attorney, broker, appraiser, or tax adviser at your own cost — because we are the buyer, our interests are not the same as yours.
Denver
Denver has real small-multifamily and industrial/flex stock and real buyer depth. Our Denver pages cover straightforward sales of performing and vacant property; we do not publish distress or foreclosure guidance for Colorado commercial property, and any situation involving a lender workout starts with a human conversation.
Closing
In our transactions, closings in Colorado run through a title company acting as closing agent. The purchase agreement sets the earnest terms, the diligence period, and the cost allocation.

How pricing works
Every serious commercial buyer starts from the same place: the income the property actually produces. This section explains that method in general terms, so you can follow the math any buyer will do on your property. It does not value your property. No honest buyer can price a building from a web page — a price for your property can only come after a review of your property's actual records, and from us it would come as a purchase price in a written agreement, not as an appraisal.
What we will and will not do: after reviewing your property's actual documents, we may tell you a purchase price — or, where condition cannot yet be assessed, an indicative purchase range — that we ourselves would consider paying for your property, and a final price only in a written purchase agreement. That price or range is our own buying figure. It is not a statement of what your property is worth, not a market value, not an appraisal, not a broker price opinion, and not a statement of what any other buyer would pay. We will not publish or send you a 'what your building is worth' figure, a broker price opinion, or a market valuation — we are not appraisers, and we are not your broker.
The process
Submit the form on this page or call (844) 483-1067. A human at Wise Revival reviews every inquiry — there is no automated sequence — and we respond within one business day — Monday through Friday, excluding federal holidays, counted from the first business day after your inquiry arrives.
We confirm the property, who owns it and who can sign, the tenancy, any loan on the property, and your timeline and reason for selling. No price is quoted on this call — anyone who prices a commercial property before seeing its records is guessing. We are buyers, not lawyers or probate advisors.
We review the rent roll, leases, income and expense figures, and tax and insurance information. We may schedule a walkthrough in this window. Documents are exchanged after first contact, with a person — never uploaded to this website.
If there is a fit, you get a written purchase agreement with a real price, earnest terms, a diligence period, and a closing date — or, where condition cannot yet be assessed, an indicative range first, with the exact figure set in writing after the walkthrough. Before you sign, we tell you in writing who the buyer on the contract will be. If there is no fit, we tell you at this step, and explain the options in the next section of this page.
Title commitment, lease and estoppel verification, inspection, and loan-payoff or assumption figures. Retail, mixed-use, and industrial properties can take longer where leases, estoppels, zoning, or environmental review apply.
Closing runs through a title company or, where state practice requires it, a closing attorney. Funds are wired by the closing agent, and tenants, deposits, and prepaid rent transfer as the agreement states. Estates, multi-owner properties, and properties with title or authority problems take longer — we say so now rather than at the end.
What usually slows a closing down, said plainly: unfinished probate; a co-owner who has not agreed; missing leases; unpermitted additions; tax or lien problems; and tenants whose status is undocumented. The timelines above are the case for a property with no surprises — if one of these applies to yours, the honest timeline is longer, and we will tell you that on the first call, not after you have signed.
Be ready
Having these ready speeds up any sale, to any buyer — not just us. You do not need any of them to start: the first conversation requires no documents, and documents are shared with a person after first contact, never uploaded to this form.
Existing loans
If your property has a loan, that does not by itself prevent a sale: loans are commonly paid off at closing under the purchase agreement, from the sale proceeds. If you are behind on the loan or in a workout discussion with your lender, tell us on the first call. What is possible then depends on your loan documents and your lender, and the honest answer starts with a human conversation about those documents — not with anything a web page can promise.
Get started
Two short steps: the property first, then ownership and contact. Figures can be approximate — an owner is not expected to know every number. We ask for the phone number last, like everywhere else on this site.

How your information is used: we may share your property and contact information with a title company or closing attorney, with the service providers that run our customer, phone/text and website systems (under contract to use it only for us), with a prospective assignee solely so that assignee can evaluate a possible assignment of our purchase contract, and — only in the ways the disclosures on this page describe — with a partner buyer. Your financial documents (rent roll, leases, statements) are never sent to a prospective assignee or a partner to "gauge interest": they are shared only during diligence under a signed purchase agreement, or after you agree in writing to that specific sharing for an introduction. Your consent to be contacted is to us only; it does not authorize a partner or any other buyer to call or text you, and we do not share your text-message consent. See our Privacy Policy and Terms. Who the buyer may be: Wise Revival buys commercial property directly, and on some properties the buyer is a vetted local partner buyer instead of Wise Revival. Before you sign anything, we will tell you in writing who the buyer on your contract will be. If the buyer will be a partner rather than Wise Revival, we will tell you that before any introduction is made and before you sign. If we are not going to buy your property ourselves, we may — with your written consent — introduce you to a partner buyer. We receive no fee or other payment from anyone for making that introduction. If a licensed real estate broker is involved in that introduction, that broker's name, license, and any fee, who pays it, and the amount or how it is calculated will be disclosed to you in writing before the introduction. The name on the purchase agreement is the name you were told before signing.
Good to know
No. Wise Revival, LLC is a real estate investment company. We buy property directly as a principal, for our own account. We are not real estate agents or brokers, we do not list properties, we do not put your property on any marketplace, and we do not represent you. If what you want is maximum market exposure through a listing, a licensed commercial broker is the right call, and we will tell you so.
No. We are not appraisers, and nothing we send you is an appraisal, a broker price opinion, or a market valuation. After reviewing your property's actual records, we may give you an indicative purchase range for our own account, or a purchase price in a written purchase agreement. That is a buyer's price — what we are willing to pay — not a statement of what your property is worth.
No. We consider properties with tenants in place and in current condition, including deferred maintenance. Tenants' leases transfer with the property as described on this page. Condition affects price — a buyer will price in the work the property needs — but it does not have to be done by you first.
It might, and this page says so up front rather than in fine print. There are three possibilities, and you will know which one applies before you sign: we buy as principal and close ourselves; we sign as buyer and assign our contract to an end buyer, who closes with you on the same price and terms; or — only with your written agreement, given before any introduction — a partner buyer contracts with you directly. Wise Revival is not a party to that contract, does not represent you or the buyer in it, and receives no fee or other consideration for making the introduction. If our contract with you is assigned, you will be told the actual assignment fee amount at or before closing, on the closing statement or in a written closing disclosure. Before any assignment, we will give you and the assignee the written disclosures the law of the state where the property is located requires — in Texas, that we are assigning only our interest in the purchase contract, that we do not hold legal title, and that we intend to make the assignment. The general statement on this page is not a substitute for those signed disclosures. What never happens: your property is not marketed to buyers before there is a signed contract or your written agreement, and your financial documents are not sent to buyers to gauge interest.
The process section on this page gives the honest ranges: a document review in typically 2–5 business days once documents arrive, diligence of typically 15–30 days for a small property, and closing typically 30–45 days from a signed agreement for a clean asset. What slows it down is also on this page: unfinished probate, a co-owner who has not agreed, missing leases, unpermitted work, tax or lien problems, and undocumented tenancy. The fast timeline is the best case for a property with no surprises.
No. Submitting the form asks us to review your property. It is not an offer, not a valuation, and it does not obligate you to sell or us to buy. If you checked the text box, you consented to texts about this inquiry only, and you can reply STOP at any time. You can also tell us at any point that you do not want to be contacted about this again, and we will stop.

Partner introductions: Sometimes the buyer may be a vetted partner buyer, disclosed in writing before you sign anything. If we introduce you to a partner buyer and Wise Revival is not a party to your sale, we are not paid for that introduction — we receive no fee or other payment from anyone for making it. We do not list your property and we do not represent you in a partner's purchase.
Assignment: We may assign our purchase contract to another buyer, who would then close on the property on the same terms stated in the contract. We will give you written notice before we enter into any assignment, and we will disclose in writing to the assignee, before the assignee enters into it, that we hold only a contract interest and do not have legal title to your property. If we assign, that buyer — not Wise Revival — will close and pay under the contract, and your agreed price and closing terms will not change. Whether we close ourselves or assign the contract, the purchase is not contingent on the buyer obtaining a loan.
Information on this page is general information about how commercial property sales and valuation work. It is not an offer to buy your property, not an appraisal or an opinion of the value of your property, and not legal, tax, or financial advice. A purchase happens only under a written purchase agreement signed by both parties.
Statements on this page about process, probate, taxes, leases, or law are general information about how these things commonly work. They are not advice about your property, your estate, or your taxes. For questions about your own situation, consult your own attorney and tax advisor — we encourage it, especially for estates and multi-owner sales.
