Your situation

An inherited house does not have to become a second job

When a parent or relative passes, the house often comes with everything still inside it, repairs that were put off for years, and bills that keep arriving — property taxes, insurance, utilities, and yard upkeep. If you live in another city or another state, managing all of that from a distance is exhausting.

Wise Revival is a Utah cash home buying company founded by Alberto Molina and Kyle Sowell. We buy inherited houses exactly as they sit, so you can settle the estate cleanly and move on — no cleanout, no repairs, no listing, and no showings.

How we handle it

How Wise Revival handles an inherited house

Tell us about the property and where things stand. In many Utah estates the house passes through probate, and in others title passes outside probate — for example, by joint tenancy with right of survivorship or a recorded transfer-on-death (beneficiary) deed (Utah Code § 75-6-405) — every family situation is different, and we work with the timeline yours requires. If several heirs are involved, we keep communication simple and work with all parties so everyone is on the same page.

You do not need to empty the house. Take the keepsakes and family items that matter, and leave everything else — furniture, boxes, even a full garage. We handle the cleanout after closing. We also buy as-is, so an older roof, dated kitchen, or foundation concerns do not need to be fixed first.

Situations we see every week

We buy in situations like yours

Multiple heirs

Several family members inherited together? We work with everyone involved so the sale stays simple and clear.

You live out of state

Plenty of our sellers never set foot in the house. The whole sale can be handled remotely.

House full of belongings

Take what matters to your family and leave the rest. We handle the cleanout.

Repairs were put off

Deferred maintenance, an old roof, or an outdated interior — we buy it exactly as it sits.

Back taxes or bills piling up

Holding an empty house gets expensive fast. A quick cash sale stops the carrying costs.

Still going through probate

In many cases we can make an offer now and close once the estate is ready. Ask us how it works.

Utah information

Selling an inherited house in Utah

An inherited Utah house usually reaches the heirs one of three ways: through probate (most estates here are informal, handled by application to the registrar under Title 75), by survivorship or a recorded transfer-on-death deed (§ 75-6-405) with no probate at all, or through a living trust. If probate is needed, the appointed personal representative — or the heirs, once title is distributed — can sell. Multiple heirs do not block a sale; they just all need to sign, or the personal representative signs for the estate.

Watch two traps. First, the small-estate affidavit (§ 75-3-1201) collects personal property only, for estates of $100,000 or less net of liens — it can never transfer a house, and its heading expressly excludes water shares, which in rural Utah are often a separate and valuable asset that must be handled on their own paperwork. Second, inherited houses carry inherited problems: check the county recorder for tax liens, mortgages, and HOA liens, and check property taxes with the county treasurer before you price anything. We buy inherited houses as-is, with the contents in place, and we work routinely with out-of-state heirs and estates still in probate.

General information only — not legal advice. The information on this page, including any timeline estimate from our calculator, is general information about Utah law and Utah foreclosure and probate procedures. It is not legal advice, it does not create an attorney-client relationship, and it may not reflect the most recent changes in the law or how the law applies to your specific situation. Deadlines in a real foreclosure or probate case depend on the actual notices, loan documents, and court filings in that case. If you need advice about your own situation, consult a licensed Utah attorney.

Good to know

Common questions

Can I sell an inherited house before probate is finished?

In many Utah estates, you can agree to a sale and close once the person with authority to sell is in place. Every estate is different — tell us where yours stands and we will work with your timeline, with no obligation.

What if my siblings and I disagree?

It happens often. We keep the offer and the process transparent for every heir, and there is never any pressure to accept. A written cash offer also gives the family a real number to discuss.

Do I need to clean out the house first?

No. Take the items that matter to your family and leave everything else behind. We handle the cleanout after closing.

The house needs a lot of work. Will you still buy it?

Yes. We buy inherited houses as-is — old roofs, foundation issues, dated interiors, and all. You make no repairs.

How fast can we close?

Once the estate is ready to sell, we can close in as little as 7 days, or later if your family needs more time. You pick the date.
