California cash home buyers
No repairs. No cleaning. No contractors, painters, or dumpster rentals. We buy California houses in any condition, exactly as they sit — for cash.
The process
Three simple steps. No pressure, ever.
Address and a few details about your situation. Takes 60 seconds.
A fair, no-obligation cash offer within 24 hours.
Close in as little as 7 days — or on your timeline.
Your situation
Every house that needs work has the same problem on the open market: traditional buyers want move-in ready, and their lenders want a house that passes inspection and appraisal. So the seller gets handed a repair list — roof, foundation, HVAC, plumbing, cosmetics — and a choice between spending thousands before selling or accepting months of lowball offers.
Wise Revival, founded by Alberto Molina and Kyle Sowell, exists for the other choice. We buy houses as-is across California, in any condition, and make a fair cash offer within 24 hours. The repairs become our project after closing, not your bill before it.
How we handle it
Tell us about the house honestly — what works, what does not, what you have been putting off. There is no judgment and no inspection game: we price the property in its real condition and give you a cash offer in 24 hours. If you do not want to deal with the contents, take what you want and leave the rest, full stop.
Close in as little as 7 days or on your timeline. No agent commissions, no fees from us, and no renegotiation at closing — the offer we make is the offer we honor. If you decide not to sell, that is fine too: the offer costs nothing and obligates you to nothing.
Situations we see every week
Cracks, settling, doors that will not close — foundation issues scare retail buyers, not us.
The two biggest pre-sale expenses disappear when the buyer does not ask you to fix them.
Take the keepsakes. Leave everything else. We handle the cleanout after closing.
Damaged houses in any condition — see how simple as-is really can be.
A house frozen in another decade is fine. We buy the house, not the finishes.
Started a remodel and ran out of time, money, or patience? Sell it mid-project, as-is.
California information
'As-is' in California means the buyer takes the property in its current condition and the seller does not agree to make repairs. But as-is does NOT mean no disclosure: the Transfer Disclosure Statement (Civil Code §§ 1102–1102.19) is required for most transfers of 1–4 unit residential property, the statutory exemptions in § 1102.2 are applied transfer-by-transfer (they include specified probate, fiduciary, and court-ordered transfers), and when in doubt the rule is simple — disclose. A seller who knowingly misrepresents the property or hides a known latent material defect can face liability, and federal lead-based paint disclosure for pre-1978 housing applies independently of any as-is clause.
That pricing is exactly what we do: roof age, HVAC, foundation movement, outdated electrical, water damage — we walk the house, factor the work into a cash offer, and you skip repairs, contractor bids, and buyer inspection renegotiations entirely. As-is also does not change the paperwork: you still close through a licensed California escrow holder with a normal deed, and the county documentary transfer tax ($0.55 per $500 of value, Revenue and Taxation Code § 11911, plus any city tax) is handled at closing as the contract provides — we never quote a specific tax amount or total closing cost, because those depend on your city and your deal.

Good to know
It means the buyer takes the property in its current condition and you make no repairs, no updates, and no fixes before closing. You describe the condition honestly; we handle everything else after we buy it.
Almost never. We buy houses with foundation problems, fire and water damage, code violations, and full cleanouts needed. If you are unsure, ask — the offer is free.
No. Take what you want and leave the rest, including furniture, boxes, and things you never want to see again. Cleanout is on us.
We make a fair cash offer based on the property, its condition, and the local market, and we explain the number. There is no obligation — if it does not work for you, you walk away owing nothing.
In as little as 7 days, because there is no lender, no repair list, and no showing schedule. Or pick a later date that suits your move.
