Sell a House During Divorce in Nevada

During a divorce, the house is often the biggest shared asset — and the biggest source of stress. A fast cash sale turns it into proceeds you can divide, without months of showings.

The process

How it works

Three simple steps. No pressure, ever.

1

Tell us about the property

Address and a few details about your situation. Takes 60 seconds.

2

Get your cash offer

A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

One less thing to fight about

Listing a house during a divorce means agreeing on repairs, a list price, showing schedules, and every offer that comes in — with someone you are actively separating from. Months can pass while both of you keep paying a mortgage on a house neither of you wants to keep.

Wise Revival, founded by Alberto Molina and Kyle Sowell, offers a cleaner path: one fair cash offer within 24 hours, a closing in as little as 7 days or on the timeline your case needs, and proceeds that can be divided as you and your attorneys direct. No repairs, no showings, no strangers walking through.

How we handle it

How Wise Revival handles a divorce sale

Either spouse can reach out for an offer — getting a number costs nothing and commits neither of you. We keep everything in writing and can communicate with both parties (and their attorneys, if involved) so the offer, the contract, and the closing are transparent to everyone.

We buy the house as-is, so there is no debate about who pays for the roof, the flooring, or the cleanout. Take what is yours, leave the rest, and close on a date that fits the divorce timeline. The offer we make is the offer we honor — no renegotiation at closing to reopen old arguments.

Situations we see every week

We buy in situations like yours

Both names on the title

In Nevada, both spouses may need to agree and sign for a sale of the marital home. We work with that process, not around it.

Court-ordered sale

If the house must be sold as part of the settlement, a fast cash closing keeps the case moving.

Neither spouse wants the house

Turn the property into divisible proceeds instead of a shared obligation.

One spouse still lives there

Pick a closing date that gives a fair move-out window. Your timeline, not ours.

The house needs work

No fights over repair budgets. We buy it exactly as it sits.

You want privacy

No sign in the yard, no listing photos, no parade of showings for the neighbors to watch.

Nevada information

Selling a marital home in Nevada — the basics

Nevada is a COMMUNITY PROPERTY state: property acquired during the marriage is presumed to be community property owned equally by both spouses (NRS 123.220), while property a spouse owned before the marriage, or received by gift or inheritance, is generally that spouse's separate property. Community property rules also decide who must sign: neither spouse may sell or encumber community real property unless the other spouse joins in the sale (NRS 123.230), so a marital home usually needs both spouses on the deed paperwork regardless of whose name is on the title. In a divorce, the court divides the community property as appears just and equitable — an equal division is the starting point, and an unequal one requires a written compelling reason (NRS 125.150). Until the decree or a settlement agreement says who keeps the house or orders it sold, expect both spouses to have to agree to and sign a sale.

Many couples sell before the divorce is final to turn one contested asset into cash that is simple to split. If a court has entered orders about the property, follow those orders and check with your divorce attorney before signing anything. We can work with both spouses and their attorneys, and close on the court's timeline.

This page is general information about Nevada law, not legal advice, and it does not create an attorney-client relationship. Wise Revival is a home-buying company, not a law firm. Laws and local practices change, and your situation has facts we cannot see — talk to a Nevada attorney about your specific case before you rely on any date or deadline here.

Good to know

Common questions

Can one spouse sell the house without the other?

Generally, no — in Nevada, selling the marital home typically requires both spouses to agree and sign, especially while a divorce is pending. Your attorney can confirm what applies in your case. We work with both parties transparently.

Can we get an offer before the divorce is final?

Yes. Many couples get a cash offer during the process so the house can be addressed in the settlement with a real number. Closing can be timed to the decree, if needed.

What if we disagree on whether to sell?

An offer is just information — there is no obligation and no pressure from us. Some couples use the written offer as a neutral starting point for their attorneys or mediator.

Do we need to repair or clean the house first?

No. We buy as-is, and you can each take what is yours and leave the rest. We handle the cleanout after closing.

How fast can we close?

In as little as 7 days once both parties are ready to sign — or later, if the legal timeline calls for it. You choose the date.
