Now in Colorado
Wise Revival built its name buying houses across Texas — straight answers, fair offers in 24 hours, and no renegotiation at closing. Colorado homeowners get the same deal: we buy directly, as a principal buyer, for cash. We are not agents or brokers, and we never list your home — we buy it. You are selling to the buyer named in your contract; we may close on the purchase ourselves or assign our contract to another buyer before closing, and if we assign, the price and terms you agreed to do not change. Colorado has no wholesaling-disclosure statute, but we make that disclosure anyway — in writing, in the footer of every Colorado page — because a seller should never have to guess who is really buying their house.
Colorado goes further than most states in one place that matters: if you live in the home and you are behind on the mortgage, the Colorado Foreclosure Protection Act treats a direct buyer like us as an "equity purchaser" and gives you the right to cancel the purchase contract until midnight of the third business day after you sign — during which we cannot take a deed, record anything, transfer the deal, or pay you (C.R.S. §§ 6-1-1113, 6-1-1117). Every Colorado offer we make is written to those rules from the start, in plain language, with the cancellation forms attached. Whether you are behind on payments, settling a parent's estate, or just done with a house that needs work, a direct sale on your own timeline can be the cleanest exit — that is what we sell.
Tough situations we solve
Every Colorado situation page, in plain English.
Turn a burden into a clean break, even from out of state.
Colorado foreclosure runs through the county public trustee: a recorded notice of election and demand, a sale date 110 to 125 days later — and no redemption for the owner after the sale. Selling before the sale date is one option — ask us for a direct cash offer.
We work with personal representatives and heirs in Colorado district courts — most estates here are informal. Note: Colorado's small-estate affidavit covers personal property only and cannot transfer a house.
The federal window gives you about 120 days before a foreclosure can start — and once it starts in Colorado, you can cure by paying only what's past due, up to noon on the day before the sale. Use the runway well.
Colorado divides marital property equitably — fairly, not automatically 50/50. Split fast and fairly without listing drama.
Hail damage, foundation movement, a roof at altitude — we buy it exactly as it sits.

Colorado foreclosure
For an ordinary home mortgage, Colorado foreclosure is a public trustee process under C.R.S. title 38, article 38, not a court case: In Colorado, foreclosure runs through the county public trustee, not a lawsuit: the fastest lawful path from the first missed payment is roughly seven and a half to eight and a half months — the federal 120-day window (12 C.F.R. § 1024.41), then the recorded notice of election and demand, then the statutory window of 110 to 125 days to the sale (C.R.S. § 38-38-108) — followed by roughly another month of lienor-redemption periods and the confirmation deed before the buyer at the sale holds a deed. Rule 120 court scheduling, cure activity, loss-mitigation review, continuances, and bankruptcy routinely stretch real cases to a year or more. After the sale, the former owner has no redemption right at all — redemption belongs to junior lienholders only (C.R.S. § 38-38-302). Good to know
No. Wise Revival is a private home-buying company. We buy houses directly as a principal, we do not list homes, and we never charge commissions. We may assign our purchase contract to another buyer before closing — Colorado law does not require a wholesale disclosure, but we disclose that in writing on every page anyway: you are selling to the buyer named in your contract, and if we assign the contract, your price and terms do not change. You are free to consult an attorney or a licensed real estate agent before signing anything with us.
Most sellers get a cash offer within 24 hours and can close in as little as 7 days — or later, on the date they choose. One Colorado rule we build in: if you live in the home and are behind on the mortgage, the Foreclosure Protection Act gives you until midnight of the third business day after signing to cancel, and nothing can be signed, recorded, transferred, or paid until that period ends — so for those sales we schedule closing right after it, never before.
No. We buy houses exactly as they are — hail damage, foundation issues, code violations, full cleanouts, all of it.
The 30 cities listed above — the Denver metro from Brighton to Castle Rock, the northern corridor through Fort Collins and Greeley, Colorado Springs and Pueblo, Grand Junction and the Western Slope, and southern and plains towns from Durango and Trinidad to Sterling and Alamosa — plus nearby communities. If your city is not listed, ask — we may still buy there.
Sí. Every page and conversation is available in Spanish — start at our Colorado page in Spanish. Aurora, Denver, Commerce City, and Greeley are home to some of Colorado's largest Spanish-speaking communities, and our Colorado Spanish pages are full-strength, not an afterthought.
