A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

The best time to act is before the letters get serious

Most people fall behind gradually: one hard month, then another, and suddenly catching up means paying two or three payments at once — plus late fees — while every other bill is also due. In New Mexico that matters more than most places, because once a lender starts the foreclosure process, the timeline to auction can be just weeks.

Wise Revival, founded by Alberto Molina and Kyle Sowell, buys houses from owners who are behind on payments all over New Mexico. If you sell before the process starts — or early in it — you are choosing the outcome instead of having it chosen for you: a cash offer within 24 hours, a closing in as little as 7 days, and no repairs or catch-up payments needed first.

How we handle it

How selling works when you are behind

Reach out and tell us the basics: the address, about how far behind you are, and whether you have received any formal notices. We will give you a fair cash offer within 24 hours and a plain-English explanation of the numbers — what the sale would pay off and what you would walk away with, if anything. No judgment, no pressure, and no obligation.

If the offer works, we buy the house as-is and close on a date you choose — fast if the timeline demands it, later if you need time to line up your next home. Compare that with listing traditionally for months while the arrears grow: a cash sale stops the slide and resolves the loan on a date you can plan around.

Situations we see every week

We buy in situations like yours

One to three payments behind

The window where selling does the most good. Catch the problem while it is still small.

Notices starting to arrive

A notice of default starts a fast New Mexico clock. Selling during it can still resolve the loan.

Loan modification did not work out

If the servicer denied a modification or the new payment is still too high, a sale is a real alternative.

Payments fine, but barely

If every month is a near-miss and the house needs work too, selling as-is can end the squeeze.

House needs repairs you cannot fund

Behind on payments and behind on maintenance usually travel together. We buy it exactly as it sits.

You would rather start over

Sell, resolve the loan, and choose your next home on purpose instead of under a deadline.

New Mexico information

Falling behind on a New Mexico mortgage — the landscape

New Mexico foreclosure is a court process, which means a longer runway than in trustee-sale states — but the clock is real. For most servicer-handled loans, federal rules generally bar the first foreclosure filing until the loan is more than 120 days delinquent, and loss-mitigation options have to be considered during that window. You may also have a legal right to catch up on missed payments and reinstate your loan — ask your servicer for the exact reinstatement figure in writing, and talk to an attorney if you have questions.

Once a lawsuit is filed you generally have 30 days to answer; after judgment there is a further 30-day wait before any sale (NMSA § 39-5-17), and the sale requires four weeks of published notice (NMSA § 39-5-1). In New Mexico, foreclosure usually goes through the courts and takes time — often about nine months to a year or more from the first missed payment to a foreclosure sale in an uncontested case, and sometimes much longer if the case is contested. Note that the nine-month redemption period (NMSA § 39-5-18) runs AFTER a sale — it is a buy-back right, not extra time to stay — and many mortgages shorten it to as little as one month, so the time to act is while the case is still moving through court. If selling is the right move, we can make a direct cash offer; we do not negotiate with lenders and we charge no fees.

Important note: This page is general information about New Mexico law, not legal advice about your situation. Wise Revival is a home-buying company, not a law firm, and no one at Wise Revival is your attorney. Laws and timelines change and your loan documents matter. If you are facing foreclosure, talk promptly to a New Mexico attorney or a HUD-approved housing counselor — many consultations are free.

Good to know

Common questions

Can I sell my house if I am behind on payments?

Yes. Being behind does not block a sale — the loan gets paid off from the sale proceeds at closing, like any other sale. The key is acting while there is still equity room and time, which is why sooner is better.

Do I need to catch up the payments before selling to you?

No. We buy houses from owners who are current, behind, and everywhere in between. You do not need to cure anything first.

What if I am behind and the house also needs work?

That combination is exactly what we buy. We purchase as-is, so repairs are not your problem, and the offer reflects the real condition of the house.

How fast can we close?

In as little as 7 days. If you have received notices with deadlines, tell us — we will give you an honest answer within 24 hours about what timeline is realistic.

What if I owe more than the house is worth?

Tell us anyway. We will run the numbers and be straight with you. If a sale cannot solve it, hearing that early — for free, with no obligation — is still useful, and a HUD-approved counselor can walk through your other options.
