The process

How it works

Three simple steps. No pressure, ever.

1

Tell us about the property

Address and a few details about your situation. Takes 60 seconds.

2

Get your cash offer

A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

Condos come with fine print. Selling one should not.

Condo owners hit walls that house owners never see: buyer financing that depends on the whole complex qualifying, HOA rules about how many units can be rented or sold, monthly dues that keep rising, and special assessments for the roof or parking structure that land on every owner at once. Each one shrinks your buyer pool and stretches out a traditional sale.

Wise Revival, founded by Alberto Molina and Kyle Sowell, buys condos for cash across Utah. No lender means no complex-wide financing approval to wait on. We look at your unit as it is, make a fair cash offer within 24 hours, and close in as little as 7 days or on your timeline.

How we handle it

How Wise Revival buys your condo

Tell us about the unit — the complex, the floor plan, the monthly dues, and anything coming up like a special assessment. Honesty helps: we factor the real carrying costs into a real offer instead of surprising you later. We buy units as-is, so there is no need to update the kitchen or repaint for photos.

Because we pay cash, the sale does not depend on a buyer's lender approving the building. We coordinate with the HOA's resale paperwork the way any buyer would, and we close on the date you pick. No commissions or fees from us, and no renegotiation at closing.

Situations we see every week

We buy in situations like yours

High HOA dues

Dues eating the value of owning the unit? Sell before the next increase cycle.

Special assessments coming

A big assessment for shared repairs is a common reason condo owners choose a clean cash exit.

Rental restrictions in the complex

Rules that block investor buyers shrink the traditional pool — we are cash buyers, and we still buy.

Unit needs updating

Dated interiors sit longest in condo buildings. We buy as-is, no refresh needed.

Inherited a condo

A relative's condo with dues running every month is exactly the kind of property we buy quickly.

Relocating for work

Sell the unit on your move date instead of carrying two housing payments.

Utah information

Selling a condo or townhouse in Utah

Condos and townhomes in Utah sit inside associations with lien power. Under the Community Association Act (Title 57, Chapter 8a), unpaid assessments become a lien on the unit (§ 57-8a-301) that the association can foreclose nonjudicially, much like a trust deed (§ 57-8a-302); condominiums under the Condominium Ownership Act (Title 57, Chapter 8) have parallel lien and enforcement provisions (§§ 57-8-37, 57-8-46, 57-8-47). Special assessments, rental restrictions, and pending litigation in the association all affect value — and buyers (and their lenders) will ask for the association's payoff and resale information at closing.

Selling to a direct buyer removes the two usual condo-sale delays: no lender demanding association questionnaires and litigation letters, and no retail buyer scared off by a special assessment. Unpaid HOA balances and fines are simply settled from your proceeds at closing through the title company. Disclose what you know — assessments, pending special assessments, and any association notices — and we will price the unit as it sits.

General information only — not legal advice. The information on this page, including any timeline estimate from our calculator, is general information about Utah law and Utah foreclosure and probate procedures. It is not legal advice, it does not create an attorney-client relationship, and it may not reflect the most recent changes in the law or how the law applies to your specific situation. Deadlines in a real foreclosure or probate case depend on the actual notices, loan documents, and court filings in that case. If you need advice about your own situation, consult a licensed Utah attorney.

Good to know

Common questions

Can I sell my condo if a special assessment is coming?

Yes. Tell us what you know about upcoming assessments when you ask for an offer, and we will factor it in honestly. Plenty of owners sell for exactly this reason.

Does the HOA need to approve the sale?

Condos involve HOA resale paperwork, and we handle our side of that process like any buyer. Lender approval of the complex — the hurdle that kills many traditional condo sales — is not part of a cash purchase.

My unit needs a lot of updating. Will you still buy?

Yes, we buy condos as-is. Skip the kitchen refresh and the new flooring; the offer reflects the unit as it sits today.

How fast can a condo sale close?

In as little as 7 days once the HOA paperwork lines up, or on a later date you choose. We will give you a straight timeline within 24 hours.

Are there commissions or fees?

No agent commissions and no fees from us. The offer we make is the offer we honor at closing.
