The process

How it works

Three simple steps. No pressure, ever.

1

Tell us about the property

Address and a few details about your situation. Takes 60 seconds.

2

Get your cash offer

A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

As-is means exactly that

Every house that needs work has the same problem on the open market: traditional buyers want move-in ready, and their lenders want a house that passes inspection and appraisal. So the seller gets handed a repair list — roof, foundation, HVAC, plumbing, cosmetics — and a choice between spending thousands before selling or accepting months of lowball offers.

Wise Revival, founded by Alberto Molina and Kyle Sowell, exists for the other choice. We buy houses as-is across Utah, in any condition, and make a fair cash offer within 24 hours. The repairs become our project after closing, not your bill before it.

How we handle it

How selling as-is works with Wise Revival

Tell us about the house honestly — what works, what does not, what you have been putting off. There is no judgment and no inspection game: we price the property in its real condition and give you a cash offer in 24 hours. If you do not want to deal with the contents, take what you want and leave the rest, full stop.

Close in as little as 7 days or on your timeline. No agent commissions, no fees from us, and no renegotiation at closing — the offer we make is the offer we honor. If you decide not to sell, that is fine too: the offer costs nothing and obligates you to nothing.

Situations we see every week

We buy in situations like yours

Foundation problems

Cracks, settling, doors that will not close — foundation issues scare retail buyers, not us.

Roof and HVAC at end of life

The two biggest pre-sale expenses disappear when the buyer does not ask you to fix them.

Hoarder or full-house situations

Take the keepsakes. Leave everything else. We handle the cleanout after closing.

Fire, flood, or storm damage

Damaged houses in any condition — see how simple as-is really can be.

Outdated everything

A house frozen in another decade is fine. We buy the house, not the finishes.

Half-finished projects

Started a remodel and ran out of time, money, or patience? Sell it mid-project, as-is.

Utah information

Selling a house as-is in Utah

'As-is' in Utah means the buyer takes the property in its current condition and the seller does not agree to make repairs. But as-is does NOT mean no disclosure: a seller who knowingly misrepresents the property or hides a known latent material defect can face liability under common-law fraud principles and the Utah Consumer Sales Practices Act (Title 13, Chapter 11), and in practice condition is disclosed on the standard Seller's Property Condition Disclosure form used in Utah transactions. Federal lead-based paint disclosure for pre-1978 housing applies independently of any as-is clause. It is also not a license to deceive the other way — an honest as-is sale just prices the condition instead of fixing it.

That pricing is exactly what we do: roof age, HVAC, foundation or settling cracks, outdated electrical, water damage — we walk the house, factor the work into a cash offer, and you skip repairs, contractor bids, and buyer inspection renegotiations entirely. As-is also does not change the paperwork: you still close through a licensed Utah title company with a normal deed, and Utah charges no state or county transfer tax on the sale.

General information only — not legal advice. The information on this page, including any timeline estimate from our calculator, is general information about Utah law and Utah foreclosure and probate procedures. It is not legal advice, it does not create an attorney-client relationship, and it may not reflect the most recent changes in the law or how the law applies to your specific situation. Deadlines in a real foreclosure or probate case depend on the actual notices, loan documents, and court filings in that case. If you need advice about your own situation, consult a licensed Utah attorney.

Good to know

Common questions

What does selling as-is actually mean?

It means the buyer takes the property in its current condition and you make no repairs, no updates, and no fixes before closing. You describe the condition honestly; we handle everything else after we buy it.

My house needs major work. Is it too far gone?

Almost never. We buy houses with foundation problems, fire and water damage, code violations, and full cleanouts needed. If you are unsure, ask — the offer is free.

Do I have to clean the house out?

No. Take what you want and leave the rest, including furniture, boxes, and things you never want to see again. Cleanout is on us.

Will my offer be a lowball?

We make a fair cash offer based on the property, its condition, and the local market, and we explain the number. There is no obligation — if it does not work for you, you walk away owing nothing.

How fast can an as-is sale close?

In as little as 7 days, because there is no lender, no repair list, and no showing schedule. Or pick a later date that suits your move.
