California cash home buyers
California foreclosure moves fast — but you still have options. A cash sale before the auction can pay off the loan, stop the process, and let you leave on your terms.
The process
Three simple steps. No pressure, ever.
Address and a few details about your situation. Takes 60 seconds.
A fair, no-obligation cash offer within 24 hours.
Close in as little as 7 days — or on your timeline.
Your situation
A job loss, a medical bill, a divorce — most foreclosures start with a hard season, not a bad person. What makes California tough is the speed: once the process starts, the timeline to auction can be measured in weeks, and a foreclosure on your record follows you for years when you try to rent or buy again.
Wise Revival, founded by Alberto Molina and Kyle Sowell, buys houses for cash all over California. If selling is the right move, we make a fair cash offer within 24 hours and can close in as little as 7 days — often before the auction date — with no repairs, no fees, and no commissions.
How we handle it
Call us or send the form — the sooner the better, because time is the one thing foreclosure takes away. Tell us the address, roughly what is owed, and any deadlines you have received. We will give you a straight answer about what we can pay and how fast we can close, within 24 hours.
If our offer works, we buy the house as-is and coordinate closing around your auction date, so the sale — not the courthouse steps — is how the loan gets resolved. You take what you want from the house, leave the rest, and pick a closing day on your timeline within the window available. No obligation at any point: if the numbers do not work for you, you keep every other option.
Situations we see every week
That letter starts a fast clock in California. Selling during that window can still stop the process.
Even with a date on the calendar, a fast cash closing can happen first. Speed is exactly what we do.
No agent commissions or fees from us means more of the sale price goes toward the loan.
A house that cannot pass a buyer's loan inspection still works for us — we buy as-is.
A completed sale generally lands very differently on your record than a foreclosure auction.
Close, get the loan behind you, and move on your own schedule instead of the court's.
California information
California foreclosure of a deed of trust is normally NON-JUDICIAL — a trustee's sale under Civil Code §§ 2924 to 2924h, not a lawsuit. Before a notice of default may be recorded, the servicer must contact the borrower (or satisfy the due-diligence rules for trying) to assess the situation and explore options to avoid foreclosure, and 30 days must pass (Civil Code § 2923.5). Under the Homeowner Bill of Rights, while a complete first-lien loan-modification application is pending, the servicer generally may not record a notice of default, record a notice of sale, or conduct a sale (Civil Code § 2923.6), and you may request a single point of contact (Civil Code § 2923.7). The trustee then RECORDS a notice of default in the county where the property lies (§ 2924) and mails copies as § 2924b requires.
No notice of sale may follow until at least three months after the notice of default is recorded (§ 2924(a)(2)–(3)). The notice of sale is recorded, posted on the property and in a public place, published once a week for three consecutive weeks, and mailed — at least 20 days before the sale (§ 2924f). Until five business days before the scheduled sale you may reinstate by paying everything past due — arrears, late charges, and permitted costs and fees — without paying the accelerated balance (§ 2924c); if the sale is postponed by more than five business days, that right revives as § 2924c prescribes. AB 2424 (effective January 1, 2025) adds a seller-side postponement right: a listing agreement with a licensed California broker for a publicly marketed listing, delivered to the trustee by certified mail or overnight courier at least five business days before the sale, postpones the sale at least 45 days, and a bona fide signed purchase agreement delivered the same way earns at least 45 more — each available once. After a completed trustee's sale there is NO redemption period, and the lender generally cannot pursue a deficiency after a power-of-sale sale (Code Civ. Proc. § 580d).
ONE PROTECTION IS SPECIFIC TO SELLING WHILE IN FORECLOSURE. If a notice of default has been recorded against your home and you sell to an investor buyer like us, California's Home Equity Sales Contract law (Civil Code § 1695) applies: you have the right to cancel the contract until midnight of the fifth business day after you sign it, or until 8 a.m. on the day of a scheduled foreclosure sale, whichever comes first — and until that cancellation period has fully ended, the buyer cannot take or record a deed, pay you any consideration, or assign or transfer its contract. Our California purchase contracts are written to that law, and you are free to consult an attorney or a licensed real estate agent before signing anything.

Laws and deadlines change, and your situation may be different. Before you sign anything or rely on any date or figure shown here, consult a licensed California attorney or a HUD-approved housing counselor about your specific circumstances.

Good to know
We can close in as little as 7 days, and we will tell you honestly within 24 hours whether your date is workable. The earlier you reach out, the more room there is.
Yes — and that is usually the best time. Selling before the process starts gives you the most time, the least stress, and the cleanest result.
Talk to us anyway. We will run the real numbers and give you a straight answer. If a sale cannot cover the loan, we will say so plainly — there is no fee and no obligation.
No. We buy as-is and behind-on-payments is exactly the situation we work with every day. You do not need to cure the loan to sell to us.
A completed sale that pays off the loan resolves the debt the foreclosure was based on. Timing matters, so reach out as soon as you can — and a HUD-approved counselor can explain all of your options for free.
