Colorado cash home buyers
Vacant land pays you nothing and bills you every year. We buy Colorado lots and land for cash — city lots, rural acreage, and inherited land included.
The process
Three simple steps. No pressure, ever.
Address and a few details about your situation. Takes 60 seconds.
A fair, no-obligation cash offer within 24 hours.
Close in as little as 7 days — or on your timeline.
Your situation
An empty lot or a few rural acres sounds simple to own — until the property tax bills, mowing or clearing costs, and occasional city or county notices add up year after year for land that produces nothing. Selling land traditionally can be slow: the buyer pool is smaller than for houses, many buyers need special land financing, and listings can sit for months or years.
Wise Revival, founded by Alberto Molina and Kyle Sowell, buys land for cash across Colorado. Tell us where the parcel is and what you know about it, and we will make a fair cash offer within 24 hours. No surveying homework, no clearing the lot first, no agent commissions.
How we handle it
Start with whatever you have: a street address, a parcel or account number from a tax statement, or even just the county and a description. We research the parcel, look at access, utilities, and the local market, and give you a real cash number within 24 hours. If you inherited the land and are not sure what paperwork exists, tell us — we work with inherited property regularly.
If the offer works, closing is a normal title-company closing, in as little as 7 days on simple parcels or on your timeline. You do not need to clear brush, haul junk, or fence anything first. There is no obligation to accept, and no fees or commissions from us.
Situations we see every week
Infill lots and leftover parcels in Colorado cities and suburbs — we buy them for cash.
Land outside town with no house on it, whether it is a small tract or a family spread.
Land that came to you through family and never fit your life. Sell it without ever visiting it.
No water, no power, or a landlocked-feeling parcel? Ask us — we will give you a straight answer.
Tax bills piling up on land you do not use is a common reason to sell. The sooner, the simpler.
If the build is not happening, holding costs are real. Cash out and redeploy the money.
Colorado information
Buyers of Colorado land look at zoning, road access, utilities, and surveys — and at two things that make Colorado different. WATER: in much of Colorado, water rights are a separate, valuable property right under the state's prior-appropriation system, and whether a rural parcel can legally get a well permit (through the Division of Water Resources) can decide what the parcel is worth and what can be built on it. MINERALS: oil, gas, and mineral rights are frequently severed from the surface in Colorado, so buyers ask who owns the mineral estate and whether any leases exist. Old easements, ditch rights, and access questions also come up often on rural parcels.
Property taxes on land are assessed by the county where the parcel sits, and unpaid property taxes have real teeth in Colorado: delinquent taxes are sold as tax liens by the county treasurer and can eventually lead to a treasurer's deed (C.R.S. title 39) — separate from mortgage foreclosure — which is one more reason tax liens are resolved at closing. Inherited land with several owners is common in Colorado — generally all owners, or the estate's personal representative, need to agree before a sale. We buy lots and acreage as-is, including parcels that need a survey or cleanup.

Good to know
Whatever you have: an address, a parcel or tax account number, or the county plus a description of where it is. We do the research and come back with an offer within 24 hours.
Yes, inherited land is a large part of what we buy. Tell us the situation — who inherited it and what paperwork you have — and we will work with the timeline it requires. If legal questions come up, a Colorado attorney can advise you.
Usually not to get an offer from us. If a survey is needed for closing, the title process will surface it, and we will tell you plainly what is involved.
In many cases, yes — amounts owed can often be settled at closing from the sale proceeds. Tell us what you know and we will give you a straight answer based on the real numbers.
Simple parcels can close in as little as 7 days; land with title or estate questions can take longer, and we will tell you the realistic timeline up front. There are no fees or commissions from us either way.
