Florida cash home buyers

Avoid Foreclosure in Florida

Florida foreclosure moves fast — but you still have options. A cash sale before the auction can pay off the loan, stop the process, and let you leave on your terms.

The process

How it works

Three simple steps. No pressure, ever.

1

Tell us about the property

Address and a few details about your situation. Takes 60 seconds.

2

Get your cash offer

A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

Falling behind is not the end of the story

A job loss, a medical bill, a divorce — most foreclosures start with a hard season, not a bad person. What makes Florida tough is the speed: once the process starts, the timeline to auction can be measured in weeks, and a foreclosure on your record follows you for years when you try to rent or buy again.

Wise Revival, founded by Alberto Molina and Kyle Sowell, buys houses for cash all over Florida. If selling is the right move, we make a fair cash offer within 24 hours and can close in as little as 7 days — often before the auction date — with no repairs, no fees, and no commissions.

How we handle it

How Wise Revival helps you sell before the auction

Call us or send the form — the sooner the better, because time is the one thing foreclosure takes away. Tell us the address, roughly what is owed, and any deadlines you have received. We will give you a straight answer about what we can pay and how fast we can close, within 24 hours.

If our offer works, we buy the house as-is and coordinate closing around your auction date, so the sale — not the courthouse steps — is how the loan gets resolved. You take what you want from the house, leave the rest, and pick a closing day on your timeline within the window available. No obligation at any point: if the numbers do not work for you, you keep every other option.

Situations we see every week

We buy in situations like yours

You received a notice of default

That letter starts a fast clock in Florida. Selling during that window can still stop the process.

An auction date is set

Even with a date on the calendar, a fast cash closing can happen first. Speed is exactly what we do.

You owe close to what it is worth

No agent commissions or fees from us means more of the sale price goes toward the loan.

The house needs repairs

A house that cannot pass a buyer's loan inspection still works for us — we buy as-is.

You want to protect your credit

A completed sale generally lands very differently on your record than a foreclosure auction.

You just need a fresh start

Close, get the loan behind you, and move on your own schedule instead of the court's.

Florida information

How foreclosure generally works in Florida

Foreclosure in Florida is a court case. The lender files a foreclosure complaint in the circuit court of the county where the property sits (Florida Statutes Chapter 702) and records a lis pendens against the property. You are served with a summons and generally have 20 days to file a response. If the court enters a final judgment of foreclosure, the judgment sets the sale date — usually 20 to 35 days after judgment — and the clerk of court conducts the sale after the notice of sale is published for two consecutive weeks — online or in a newspaper (Fla. Stat. § 45.031). In real life, sales are also postponed and reset often, which stretches many cases out.

The timeline is measured in months, not weeks. In Florida, foreclosure goes through the courts and usually takes about 8 to 12 months from the first missed payment to the sale in an uncontested case, and longer — sometimes much longer — if the case is contested. Federal servicing rules generally keep most servicers from making the first foreclosure filing until a loan is more than 120 days delinquent (12 C.F.R. 1024.41). After the sale, the clerk files a certificate of sale; anyone with an objection to the sale generally has 10 days to raise it, and then the clerk files the certificate of title for the buyer. Unlike some states, Florida gives you NO months-long redemption period after the sale: the right to redeem the property ends at the later of the time specified in the judgment or the filing of the certificate of sale — in practice, usually right after the sale (Fla. Stat. § 45.0315). And a sale does not always end the debt — if the home sells for less than you owe, the lender may ask the court for a deficiency judgment (Fla. Stat. § 702.06); whether one is entered, and for how much, is up to the court — and for an owner-occupied home, the deficiency generally cannot exceed the judgment amount minus the property's fair market value on the sale date (Fla. Stat. § 702.06).

If you decide to sell before the foreclosure sale, we can make you a cash offer to buy your house directly. Selling ends the foreclosure process for this property because the loan is paid off at closing. We never charge homeowners a fee, and we do not offer foreclosure-rescue, counseling, or negotiation services — we simply make a purchase offer you can accept or decline. We cannot stop a foreclosure sale for you. If you want to keep your home, talk to a Florida attorney or a HUD-approved housing counselor about your options, and stay in contact with your servicer.

Important note: The information on this page is general information about Florida law and the foreclosure process. It is not legal advice, and it is not a substitute for advice about your specific situation. Wise Revival is a home-buying company, not a law firm, and no one at Wise Revival is your lawyer or your real estate agent. Laws and timelines change, and courts and lenders handle cases differently. If you are behind on your mortgage or in foreclosure, talk to a Florida attorney, contact your mortgage servicer, or speak with a HUD-approved housing counselor — that help is free — before you sign anything, including with us.

Good to know

Common questions

How fast can you close before my auction date?

We can close in as little as 7 days, and we will tell you honestly within 24 hours whether your date is workable. The earlier you reach out, the more room there is.

Can I sell if I am behind on payments but not yet in foreclosure?

Yes — and that is usually the best time. Selling before the process starts gives you the most time, the least stress, and the cleanest result.

What if I owe more than the house is worth?

Talk to us anyway. We will run the real numbers and give you a straight answer. If a sale cannot cover the loan, we will say so plainly — there is no fee and no obligation.

Do I need to fix the house or catch up payments first?

No. We buy as-is and behind-on-payments is exactly the situation we work with every day. You do not need to cure the loan to sell to us.

Will selling stop the foreclosure?

A completed sale that pays off the loan resolves the debt the foreclosure was based on. Timing matters, so reach out as soon as you can — and a HUD-approved counselor can explain all of your options for free.
