The process

How it works

Three simple steps. No pressure, ever.

1

Tell us about the property

Address and a few details about your situation. Takes 60 seconds.

2

Get your cash offer

A fair, no-obligation cash offer within 24 hours.

3

Pick your closing day

Close in as little as 7 days — or on your timeline.

Your situation

Being a landlord was the plan. It does not have to be forever.

Maybe the property made sense when you bought it. Now it is late rent, turnover costs, a roof that will not wait, and a property manager — or worse, you — fielding every call. Selling a rental the traditional way usually means waiting for the lease to end, evicting or relocating tenants, renovating, and then listing into a market where many buyers do not want a rental at all.

Wise Revival, founded by Alberto Molina and Kyle Sowell, buys rental properties for cash across Utah — single-family rentals, duplexes, and small properties — with tenants in place and exactly as they sit. No eviction first, no renovation, no showings scheduled around your tenants.

How we handle it

How Wise Revival buys your rental

Tell us the address, the rent, and the situation — good tenants, difficult tenants, a vacant unit, or a lease about to end. We make a fair cash offer within 24 hours based on the property as it is today. Tenant-occupied is fine: you do not need to empty the property before we buy it.

Close in as little as 7 days, or on a date that works better for your plans. We handle the property from closing day forward — tenants, repairs, and all. There are no agent commissions and no fees from us, so the number you accept is the number you plan around.

Situations we see every week

We buy in situations like yours

Tenant-occupied

We buy with tenants in place. No need to wait out a lease or start an eviction just to sell.

Problem tenants

Behind on rent or hard on the property? Sell the problem along with the house — as-is.

Tired landlords

Years of calls, repairs, and turnover add up. Cash out and be done, on your schedule.

Out-of-state owners

Managing a Utah rental from far away is a grind. The whole sale can be handled remotely.

Inherited a rental

A rental you never chose to own is a job you never applied for. We can take it from here.

Vacant and costing money

An empty rental still has taxes, insurance, and upkeep. A fast sale stops the bleed.

Utah information

Selling a rental property in Utah

Utah landlord duties are set by the Utah Fit Premises Act (Title 57, Chapter 22) — the owner must keep the premises in a condition fit for human habitation (§ 57-22-3) — and by the lease itself. A sale does not cancel a lease: the buyer steps into the landlord's shoes for the remaining term, and the seller must account for security deposits and prepaid rent at closing (Utah's deposit rules are in Title 57, Chapter 17 — deposits generally must be returned or accounted for within 30 days after the tenancy ends). Month-to-month tenancies can be ended on proper written notice; a fixed-term lease runs with the house.

For tired landlords this is the exit that avoids the worst parts: you can sell with the tenants in place — no vacancy, no eviction filing, no renovation to retail standard — because we buy rentals occupied and handle the landlord transition ourselves. Have the leases, deposit records, and rent history ready; they make the offer faster and cleaner. If the property is behind on taxes or has open city code cases, tell us up front — neither stops a purchase.

General information only — not legal advice. The information on this page, including any timeline estimate from our calculator, is general information about Utah law and Utah foreclosure and probate procedures. It is not legal advice, it does not create an attorney-client relationship, and it may not reflect the most recent changes in the law or how the law applies to your specific situation. Deadlines in a real foreclosure or probate case depend on the actual notices, loan documents, and court filings in that case. If you need advice about your own situation, consult a licensed Utah attorney.

Good to know

Common questions

Can I sell my rental while tenants are living in it?

Yes. We buy tenant-occupied rentals, and you do not need to evict or wait for the lease to end first. Tell us about the lease and the rent when you ask for an offer.

My tenants are behind on rent. Do you still buy?

Yes. Difficult tenant situations are one of the most common reasons landlords sell to us. We buy the property as-is, situation included.

Do I need to fix up the property for an investor buyer?

No. We buy as-is — deferred maintenance, dated interiors, and upcoming big-ticket repairs are all fine.

How fast can we close?

In as little as 7 days, or on a later date you choose. If a lease milestone or a tax deadline matters to you, tell us and we will aim for it.

I have more than one rental. Can you look at all of them?

Yes. We buy across Utah and can evaluate multiple properties — one conversation, one offer per property, no obligation on any of them.
