Your situation

An inherited house does not have to become a second job

When a parent or relative passes, the house often comes with everything still inside it, repairs that were put off for years, and bills that keep arriving — property taxes, insurance, utilities, and yard upkeep. If you live in another city or another state, managing all of that from a distance is exhausting.

Wise Revival is a Nevada cash home buying company founded by Alberto Molina and Kyle Sowell. We buy inherited houses exactly as they sit, so you can settle the estate cleanly and move on — no cleanout, no repairs, no listing, and no showings.

How we handle it

How Wise Revival handles an inherited house

Tell us about the property and where things stand. In many Nevada estates the house passes through probate in the district court, and in others title can pass outside probate — for example, through a recorded deed upon death or survivorship rights on the deed — every family situation is different, and we work with the timeline yours requires. If several heirs are involved, we keep communication simple and work with all parties so everyone is on the same page.

You do not need to empty the house. Take the keepsakes and family items that matter, and leave everything else — furniture, boxes, even a full garage. We handle the cleanout after closing. We also buy as-is, so an older roof, dated kitchen, or foundation concerns do not need to be fixed first.

Situations we see every week

Multiple heirs

Several family members inherited together? We work with everyone involved so the sale stays simple and clear.

You live out of state

Plenty of our sellers never set foot in the house. The whole sale can be handled remotely.

House full of belongings

Take what matters to your family and leave the rest. We handle the cleanout.

Repairs were put off

Deferred maintenance, an old roof, or an outdated interior — we buy it exactly as it sits.

Back taxes or bills piling up

Holding an empty house gets expensive fast. A quick cash sale stops the carrying costs.

Still going through probate

In many cases we can make an offer now and close once the estate is ready. Ask us how it works.

Nevada information

Selling an inherited house in Nevada — the basics

Most inherited Nevada houses pass through probate in the district court under NRS Title 12, unless the owner arranged for the property to pass outside probate — for example, by a recorded deed upon death (a transfer-on-death deed), by joint tenancy or community property with right of survivorship, or into a living trust. Nevada is a community property state (NRS 123.220), so a house a married couple owned together usually has a community character that affects how it passes and who must sign to sell it. Smaller estates may not need a full case at all: an estate worth $150,000 or less may be set aside without administration (NRS 146.070), and estates up to $500,000 gross, after encumbrances, can often use summary administration (NRS chapter 145), with the thresholds that apply depending on whether the death was before or after October 1, 2025.

Once the personal representative — or, where probate is not required, the heirs — has authority to convey, the sale itself works like any other Nevada home sale, and Nevada has no state estate tax or inheritance tax. If siblings disagree about selling, a written cash offer that everyone can look at often helps the family decide.

This page is general information about Nevada law, not legal advice, and it does not create an attorney-client relationship. Wise Revival is a home-buying company, not a law firm. Laws and local practices change, and your situation has facts we cannot see — talk to a Nevada attorney about your specific case before you rely on any date or deadline here.

Good to know

Common questions

Can I sell an inherited house before probate is finished?

In many Nevada estates, you can agree to a sale and close once the person with authority to sell is in place. Every estate is different — tell us where yours stands and we will work with your timeline, with no obligation.

What if my siblings and I disagree?

It happens often. We keep the offer and the process transparent for every heir, and there is never any pressure to accept. A written cash offer also gives the family a real number to discuss.

Do I need to clean out the house first?

No. Take the items that matter to your family and leave everything else behind. We handle the cleanout after closing.

The house needs a lot of work. Will you still buy it?

Yes. We buy inherited houses as-is — old roofs, foundation issues, dated interiors, and all. You make no repairs.

How fast can we close?

Once the estate is ready to sell, we can close in as little as 7 days, or later if your family needs more time. You pick the date.
