Now in California

The Texas playbook, now working for California homeowners

Wise Revival built its name buying houses across Texas — straight answers, fair offers in 24 hours, and no renegotiation at closing. California homeowners get the same deal: we buy directly, as a principal buyer, for cash. We are not agents or brokers, and we never list your home — we buy it. You are selling to the buyer named in your contract; we may close on the purchase ourselves or assign our contract to another buyer before closing, and if we assign, the price and terms you agreed to do not change. California has no wholesale-disclosure statute either — the license line here is acting for another person for compensation (Business and Professions Code §§ 10130–10131), and we never do that: we buy only for ourselves, we can close with our own funds, we market only our own contract position, and we make the full principal-buyer disclosure anyway — in writing, in the footer of every California page — because a seller should never have to guess who is really buying their house.

One California law shapes how we buy in foreclosure: if a notice of default has been recorded on your home, Civil Code § 1695 treats us as an equity purchaser — you may cancel our contract until midnight of the fifth business day after signing (or 8 a.m. on the sale day, if sooner), and until that period fully ends we cannot take or record a deed, pay you any consideration, or assign our contract. Every in-foreclosure purchase we write follows that law from the first signature. We sign as the buyer, for our own account, with our own funds; we never market your home (if we assign outside a foreclosure, we assign only our own contract position, privately, and your price and terms cannot change); we never charge you a fee; and we never promise to "stop" a foreclosure — a completed purchase that pays off your loan at closing through escrow is what ends it. Whether you are behind on payments, settling a parent's estate, or just done with a house that needs work, a direct sale on your own timeline can be the cleanest exit — that is what we sell.

California foreclosure

California foreclosure runs through a trustee's sale — and there is no redemption after it

For an ordinary home mortgage, California foreclosure is a trustee's-sale process under Civil Code §§ 2924 to 2924h, not a court case: In California, foreclosure of a deed of trust runs through a trustee's sale, not a court case: on the fastest lawful path the whole process takes roughly seven months — 200-plus days — from the first missed payment. Federal rules bar the first filing until the loan is more than 120 days delinquent (12 C.F.R. § 1024.41), the servicer must first make the contact (or documented due-diligence attempts) and wait 30 days before a notice of default may be recorded (Civil Code § 2923.5), the notice of sale cannot follow until at least three months after the notice of default (§ 2924(a)(2)–(3)), and the sale itself requires at least 20 days of notice (§ 2924f). Those are minimums, not averages — loss-mitigation review, postponements, and bankruptcy routinely stretch the calendar — and your own notices control your dates. Reinstatement by paying only what is past due stays open until five business days before the sale (§ 2924c), and after a trustee's sale there is no redemption period at all. After the sale, the former owner has no redemption right at all — a trustee's sale is final. Good to know

Common questions

Are you real estate agents?

No. Wise Revival is a private home-buying company. We buy houses directly as a principal, we do not list homes, and we never charge commissions. We may assign our purchase contract to another buyer before closing — California law does not require a wholesale disclosure, but we disclose that in writing on every page anyway, and we sign every contract able to close it ourselves: you are selling to the buyer named in your contract, and if we assign the contract, your price and terms do not change. One exception, by law: if your home is in foreclosure, we do not assign at all until your Civil Code § 1695 cancellation period has fully ended. You are free to consult an attorney or a licensed real estate agent before signing anything with us.

How fast can you close in California?

Most sellers get a cash offer within 24 hours and can close in as little as 7 days — or later, on the date they choose. One California rule we build in: if your home is in foreclosure, closing is scheduled after your Civil Code § 1695 cancellation period has fully ended — never before it — and before any scheduled trustee's sale date, because after a trustee's sale there is no redemption period to fix things.

Do I need to make repairs first?

No. We buy houses exactly as they are — fire damage, foundation issues, code violations, full cleanouts, all of it.

Which parts of California do you cover?

All 483 incorporated cities listed above — greater Los Angeles and the Inland Empire, Orange County and San Diego, the Bay Area and Silicon Valley, Sacramento and the Central Valley from Bakersfield and Fresno to Stockton and Modesto, the Central Coast, and rural cities across all 58 California counties — plus nearby unincorporated communities. If your city is not listed, ask — we may still buy there.

¿Hablan español?

Sí. Every page and conversation is available in Spanish — start at our California page in Spanish. Los Angeles, Santa Ana, Fresno, and San Jose are home to some of California's largest Spanish-speaking communities, and our California Spanish pages are full-strength, not an afterthought.
